Kendall is an unincorporated area rather than a city, and its ZIP codes carry the city name Miami. Dadeland, with its mall and two Metrorail stations, forms its business area. As the Census Bureau draws it, Kendall runs roughly from US-1 on the east to the Homestead Extension of Florida's Turnpike on the west, and our shop at 8723 SW 132 St, in ZIP code 33176, is inside those bounds. Over the decades the name has drifted west, and today it most often means West Kendall.
Housing is mixed. The Census Bureau's 2020-2024 American Community Survey estimates that about four in ten Kendall homes are detached houses and about four in ten are in buildings of five or more units. Condominium complexes surround much of Kendall Drive west of SW 107th Avenue, and West Kendall mainly consists of planned communities, apartment buildings and strip malls. We pick up in Kendall from Dadeland out to Kendale Lakes and The Hammocks, wash each rug by hand at the shop, and bring it back.
Rug Care in Kendall
Rain and humidity shape rug care in Kendall. NOAA's 1991-2020 normals for the Miami Kendall-Tamiami Executive Airport station, about six miles west of our shop, show 7 to 9 inches of rain and 18 to 19 days with measurable rain in each month from June through September. The EPA advises keeping indoor humidity below 60 percent if possible, so lift rugs now and then to let the floor beneath them dry, and treat a musty smell as a sign a rug stayed damp.
About three in four Kendall homes date from 1960 to 1989, per Census estimates. A Persian or wool rug that has stayed with a family for decades deserves an inspection for dye stability, stains and structural damage before any washing. That inspection is the first step of our process, followed by dusting, a pH-neutral hand wash and drying in a climate-controlled space.

Condominium complexes surround much of Kendall Drive west of SW 107th Avenue, and buildings may set rules for elevators and deliveries. Ask management first, then give us the building, floor and entrance when you call (305) 232-3368.
How does Kendall's summer rain affect rugs?
From June through September, NOAA's 1991-2020 normals for the Kendall-Tamiami airport station show 18 to 19 days a month with measurable rain. Damp air and rain tracked in on shoes can leave a rug holding moisture, and the EPA notes that in most cases mold will not grow if damp materials are dried within 24 to 48 hours.
